overview

L'Oreal Japan, the Japanese subsidiary of the L'Oreal Group, the world's largest cosmetics company, has carried out its first major renovation since relocating its headquarters to Shinjuku Park Tower in 2006.
The renovated office, named "Beauty Valley" under the concept of "EN," is imbued with the desire to create a place where beauty is born that connects "bonds" with the country of Japan, customers, business partners, and employees. Japanese beauty is incorporated throughout, with the four seasons (spring, summer, fall, and winter) as concept design theme for each area, and furniture and decorations made with Japanese craftsmanship.
In addition, about 4,400 of L'Oreal's own products across about 60 categories, such as eye shadow, foundation, and lipstick, were upcycled and used for paint, light shades, tiles, etc. In addition to pursuing sustainable beauty, L'Oreal's beauty is fully expressed by installing product display fixtures similar to those in stores.
In addition, the office has been designed with attention to detail in terms of light, sound and materials, in accordance with LEED standards, an international certification for sustainable buildings that ensures energy efficiency and waste management.
Our company participated in this project as the general construction company for interiors.

Issues/requests

The following issues were identified in terms of the materials used in the space and the progress of construction:
- The office concept design specified over 100 different materials handled by approximately 30 partner companies, and we pursued concept design that made the most of their characteristics.
・Some of the specified materials are overseas products and special materials, so we are taking measures to prevent risks such as delivery delays due to the COVID-19 pandemic and social conditions.
・Because the existing office was being renovated, construction work was carried out while the office was in operation, and the work was completed within a tight schedule.

In addition, from the perspective of social good activities and LEED certification, the following requests were made:
Achieving a recycling rate of over 80% for industrial waste, ensuring an air conditioning and ventilation system during construction, and ensuring the required lighting intensity.

solution

By taking full advantage of the characteristics and shapes of each material, examining detailed drawings, and having repeated discussions, we were able to create a beautiful, safe, and durable structure.
As the construction progressed, we separated the area into an office operating area and a construction area, allowing the office to continue operating during the construction period. In parallel, we carried out systematic ordering of materials and coordination with project stakeholders. .
In order to improve the recycling rate of industrial waste, we separated the waste generated at the site by type and achieved a 100% recycling rate.
We recorded the implementation of curing and ventilation for equipment during construction, and measured the illuminance after construction, contributing to the acquisition of LEED Gold certification.
