overview

This is a renovation plan for the office common areas of Shinagawa Intercity, a large, high-rise, mixed-use building developed in 1998 as the core business and cultural area of the Shinagawa Konan district.
The facility is long and narrow from north to south, with three office buildings, a retail store building, and a hall, making it as complex as a city. Based on the concept of a "city where wind and people circulate," concept design to circulate people by utilizing the various spaces of the building, and to create a sense of unity among the multiple buildings with a "wind" motif.
In order to strengthen its competitiveness with the surrounding office buildings, the space is based on wood, which is connected to the comfort of the central garden that spreads out in front of it while being conscious of a sense of luxury. The curved walls and ceilings allow a gentle breeze to blow in, and continuous vertical lines guide visitors to the other side of the building. In addition, we are currently planning to create a new environment so that tenants can find comfortable places other than the office and use the space in a variety of ways.

Issues/requests

With 25 years having passed since construction, and the facilities showing signs of aging, the client requested that the building be strengthened as an office building in the Shinagawa area and that it improve the occupancy rate of its office floors.

In aiming to create a luxurious space that could rival the high-grade newly built buildings that competed with it, we were conscious of the "hotel-like" quality that our clients had requested, and incorporated a "wind" motif that would draw the comfortable atmosphere of the Central Garden that spreads out before us into the building, creating a cozy concept design with a wood-based theme.
Additionally, to add value to residents, we proposed an office lounge in the lobby and installed benches in the elevator hall in the common areas, among other features designed to increase opportunities for communication.
