overview

This is a renewal project for the office common areas of Shinagawa Grand Central Tower, located at the Konan exit of Shinagawa Station in Tokyo.
Our company was responsible for everything from interiors and sign design to construction, and has been steadily promoting the renewal of a total of 18 floors since 2019. The objective of this project was to increase the value of the building by revamping the common office areas, leading to the attraction of tenants.
To achieve this, we used a good balance of materials that combine hardness and softness, and established concept design concept as "a semi-private space that connects private and work spaces." The richly textured interiors finish has created an office environment that is comfortable for tenants and attractive for companies, contributing to increasing the value of the building.

Issues/requests

Ten years have passed since the last renovation, and we were asked to concept design the common areas of the office in order to further increase the value of the building and attract more tenants.
Additionally, there was a desire to create sophisticated shared spaces that tenants could be proud of.

solution

・Improved functionality and convenience
The flooring patterns and the colors of the guide signs are reversed for each area, allowing users to intuitively understand their current location.
・Creating a sense of openness and security
The lighting plan was revised to brightly light both sides of the circulation route, creating a comfortable and highly visible environment.
・Designed to avoid a feeling of oppression
concept design makes use of the flooring pattern to create a sense of depth in the corridor, making the space feel larger than it actually is.
・Renovation of the washroom and toilet area
We have completely renewed the sanitary equipment, improving both cleanliness and ease of use, creating a comfortable environment for users.
・Optimization of sign planning
Necessary information is placed in the right place, and the display is inverted to promote intuitive recognition of the area.The flow plan allows office workers and visitors to move around without getting lost.
In addition, the system is designed to be highly maintainable, allowing for easy information updates, and is designed with long-term operation in mind.

They had a deep understanding of our concept from the design stage, and we feel that they have carefully reflected the idea of "semi-private spaces that connect private life and work" on each floor. The improved quality of the common areas has led to improved evaluations from tenants, helping to strengthen the building's competitiveness.
