overview

This project involved the renovation of "River City 21 Shinkawa," a tower residence with 505 units that was completed in 1995.
This property boasts a riverside location facing the Chuo Ohashi Bridge along the Sumida River, offering attractive views of abundant nature and open surroundings.
The Chuo Ohashi Bridge, located at the foot of the apartment building, is illuminated at night and is known as a landmark in the Tsukuda area. A promenade has been built along the Sumida River, making it a place of relaxation for local residents who enjoy walking and jogging.
The apartments range from 1R and 1K single-person units to 2LDK units, offering a wide variety of unique layouts, including Japanese-style rooms with Ryukyu tatami mats and units with spacious storage rooms.
Following the change of ownership, our mission was to add value to this pioneering waterfront tower condominium, a property with high potential where nature and urban life coexist, by adapting it to the present era. We undertook the design and construction of this property.
 

Issues/requests

We investigated the personas of tenants and the situation of surrounding rental apartments and tower apartments in Chuo Ward, and proposed a strategy to maximize the potential of the property and its good location. In order to provide a rich space like a condominium residence while being a rental housing, we carried out value-up renovation with three strategies.

① Based on heritage as a concept design concept, "Creating a base in the city center to cultivate my own style"
② Creating attractive "next-generation rental apartments" that enhance convenience for residents who work and live in urban areas.
As part of achieving the SDGs theme, we received a request to use eco-materials for more than 80% of the surface materials used in this renovation.

Our company proposed strategies to realize these value-enhancing solutions, and our diverse sections—project management, research, planning design, layout, and construction—worked together as a unified team to fully meet our clients' needs.

① Based on heritage as a concept design concept, "Creating a base in the city center to cultivate my own style"
concept design on the robust structure and simple design of the large-scale complex, we leveraged the high potential of the architecture to create a residential space using wood materials and lighting plans that evoke a sense of solidity and are compatible with the building's structure.
This property is home to many urban dwellers. With the theme of creating a welcoming atmosphere that brings peace of mind upon returning home, and a sense of prestige that instills pride in living in this neighborhood, we designed the space with heritage as concept design concept.
 

(2) “Creating attractiveness of next-generation rental condominiums” to improve usability for tenants who work and live in urban addresses
By radically changing the layout of the meeting space, which is necessary for an apartment complex, and turning it into a lounge, we have transformed it into a valuable second living space that residents can use every day.
It is composed of two zonings as a lounge that supports urban residents by incorporating a well-being stay environment and additional functions.
 

③ Realization of SDGs themes
Over 82% of the materials used are environmentally friendly products made from recycled materials found in everyday life, chosen from materials befitting heritage concept design. Because it is a place to live, the materials were used in a way that highlights their texture so that residents can touch them with their fingertips in the lounge and entrance where they gather. The furniture focuses on recycled paper waste collected in Tokyo, and benches have been concept design using a special compression process.
In addition, the space incorporates recycled materials from everyday objects, creating concept design that evokes a sense of the SDGs.
