This project involved the renovation of River City 21 Shinkawa, a tower residence with 505 units that was completed in 1995.
The property is located in a riverside location facing Chuo Ohashi Bridge along the Sumida River, offering an attractive combination of nature and open views.
The Chuo Ohashi Bridge, which spans the foot of the apartment building, is lit up at night and is known as a landmark of the Tsukuda area. A promenade has been built along the Sumida River, making it a place of relaxation for local residents who go for walks or jogs.
The apartments available range from 1R/1K units for singles to 2LDK units, with a wide selection of unique floor plans, including Japanese-style rooms with Ryukyu tatami mats and plans with spacious storage rooms.
Following a change of ownership, we were commissioned to design and construction this pioneering waterfront tower condominium, a "property with great potential for nature and the city to coexist," with the mission of adding value that is in line with the modern era.
 

Issues/requests

We investigated the personas of tenants and the situation of surrounding rental apartments and tower apartments in Chuo Ward, and proposed a strategy to maximize the potential of the property and its good location. In order to provide a rich space like a condominium residence while being a rental housing, we carried out value-up renovation with three strategies.

2. "Making next-generation rental apartments more attractive" by improving convenience for residents who work and live in urban addresses
3) In order to achieve the SDGs, we received a request to use eco-materials for more than 80% of the covering materials used in this renovation.

We proposed strategies to realize these value-enhancing solutions, and our diverse sections, including project management, research, design, layout, and construction, worked together to realize our client's wishes to the greatest extent possible.

① With heritage as concept design concept, "Creating a base for cultivating personal style in the city"
concept design of this large complex is based on a simple design with a rugged structure, and we took advantage of the architectural potential to create a residential space using wood materials and lighting that give off a sense of solidity that matches the structure of the building.
This property is inhabited by many urbanites. The spatial concept design was based on the concept of heritage, with the aim of creating a welcoming atmosphere that gives peace of mind when returning home, and a sense of prestige that gives pride in living in this city.
 

(2) “Creating attractiveness of next-generation rental condominiums” to improve usability for tenants who work and live in urban addresses
By radically changing the layout of the meeting space, which is necessary for an apartment complex, and turning it into a lounge, we have transformed it into a valuable second living space that residents can use every day.
It is composed of two zonings as a lounge that supports urban residents by incorporating a well-being stay environment and additional functions.
 

③Realization of SDGs themes
Among materials suitable for heritage concept design, over 82% of the materials used are environmentally friendly products made from recycled materials generated in daily life. Because it is a place to live, we have adopted materials that take advantage of the texture of the material so that they can be touched with fingertips in the lounge and entrance where residents gather. The furniture focuses on paper waste collected in Tokyo, and includes benches that have been concept design using a special compression process.
In addition, recycled materials from everyday items have been selected and concept design to create a space that allows people to feel the SDGs.
