As a symbolic project aimed at improving the value of the Tobu Skytree Line, we will be building a commercial facility in the Dokkyo University area with the concept of a place that proposes a ``comfortable lifestyle'' for everyone that satisfies the five senses of body and mind. Tobe Ikort has opened.

 

Taking advantage of the characteristics of the area, which is home to educational and cultural facilities such as Dokkyo University and Matsubara Danchi Memorial Park, the facility will open a total of 24 stores that meet the daily needs of diversifying lifestyles, including a major supermarket that offers food suggestions.The facility will also play a role as a base for promoting urban development that enhances the area's appeal while working to further cooperate with the local government, residents, universities, and other local parties, and will aim to continue to revitalize the area through new connections born from interactions through events held at the facility, such as by holding events in the adjacent park.

 

Our company was responsible for the development planning, leasing, concept design /design supervision, facility naming, and logo development for this facility.

Issues/requests

<Railway brands/town development-area value improvement->
・A development project that will become the core of the brand along the Tobu line as a base development that is "good to live in and good to visit."
・Create and establish an image of an intellectual and high-quality “university town” and increase the value of the area
・Form an area community as a regional exchange base that promotes area management in collaboration with Tobu Railway, UR Urban Renaissance Agency, Dokkyo University, and the private sector, contributing to the revitalization of the town.

 

<Commercial Development - Lifestyle Value Up->
・Development of next-generation commercial facilities in the post-corona era following Tokyo Solamachi (Tokyo Skytree Town), which opened in 2012
・Tobu Railway's first residential commercial development and creation of a new suburban base that is not located in a station building, inside a station, or under elevated tracks
・Promote sales of Tobu Soraie series homes adjacent to commercial facilities, attract new residents to the area, and promote a new suburban lifestyle.

<Railway branding/urban development - area value improvement>
Because it is adjacent to the central park in the area, we designed and concept design an open commercial facility based on a development plan that took into consideration the relationship with the park.In addition, we aimed to form a community in the area by holding a market event before the opening, and by holding regular events after the opening, in order to strengthen area management and position it as a pre-event for the commercial facility development.

 

<Commercial Development/Software-Lifestyle Value Up->
In order to increase the lifestyle value of the area and appeal to young people and university students considering moving to new homes and condominiums, we were conscious of lining up stores that could be used on a daily basis. We also enhance the branding of commercial facilities by naming them and developing logos.

 

<Commercial development/hardware - lifestyle value-up>
The facility is concept design to be open and human-scale, making it suitable for the post-COVID era, and features a multi-level terrace that makes the most of the adjacent park to create an open environment. The facility also features a wide variety of "multi-streets" that are fun to stroll through, while the roadway between the park and the facility is dedicated to pedestrians, creating a continuous "green bind" that integrates the landscape and environment. In addition, all-weather and semi-outdoor "exchange spaces" were planned to encourage interaction between local residents, university students, and visitors, and to be used for community activities.
