T-LOGI Fukuoka Island City is located on the only artificial island in Fukuoka City, surrounded by the sea and a container terminal. This facility was jointly developed by Tokyo Tatemono, Tokyu Land Corporation, The Nishinippon Shimbun, and Marubeni, and is the largest logistics warehouse facility in Kyushu, with a total floor area of approximately 131,000 m2. We participated in the project from the planning and basic concept of concept design, and were responsible for the design and construction of the employee lounge and approach, as well as the design of the facility's common areas.
This facility, the largest among the T-LOGI brand's, required a high level concept design that would overturn the conventional notion of a logistics facility. In particular, the company requested that the limited space be made to look as spacious as possible, that the layout be easy for individual use, and that concept design be organic and timeless, making the most of the materials, so that employees who work long hours in the warehouse could properly refresh themselves.
As this is a huge logistics facility with a total floor area of approximately 131,000 m2, the façade was concept design with an awareness of creating an approach that would be easy to enter. In addition, by taking functionality into consideration, we aimed to create an interior space on a human scale that would increase livability.
Starting from the planning stage, we created a concept that would allow the facility to blend into the local community.
Taking advantage of the location characteristics of Island City, the common areas are based on the concept of "T-LOGI SEAPORT," with the entrance positioned as the "deck," the common passage as the "terminal," the rest area as the "lido," and the toilets as the "cabin," creating a story. In terms of materials, in contrast to the inorganic warehouse space surrounded by concrete, we have used wood grain and other materials to create an organic space.
The entrance, designated the "deck," is inspired by the image of a ship's sails and the night view of Island City seen from the deck. The shared corridor, designated the "terminal," is accented with a container-themed elevator hall and crane-themed lighting to reduce the sense of its total length of 130 meters. The rest area, designated the "lido," features walls that evoke the image of stacked containers and a large table with a ship motif, and uses mirrors to reduce the feeling of narrowness. The toilet, designated the "cabin," is a relaxing space with a wood-grain design and a distinctive circular mirror reminiscent of a ship's porthole.
By adopting concept design that is characteristic of Island City and that is suited to a logistics facility located close to the container terminal, we aimed to differentiate it from other logistics facilities, increase the value of the facility, and increase employee attachment and satisfaction.
We have received many compliments from our tenants about the comfortable space.
