overview

This is a renovation project for the food and beverage zone (B1F and B2F) of the Meiji Yasuda Life Insurance Building in Tokyo, which is celebrating its 20th anniversary since completion.
On the second basement floor, the "Marunouchi FOOD HALL" has newly opened, comprised of six shops offering a variety of cuisines and drinks. In addition to breakfast, lunch, and dinner, it can also be used as a cafe or for takeout, catering to the individual needs of each visitor.

Our company was responsible for surveys, merchandising planning, leasing, furniture and fixture manufacturing, environmental design and construction, and operational planning.

Issues/requests

Although the building is located in an office building directly connected to the subway and facing Marunouchi Nakadori Street, due to the impact of the COVID-19 pandemic, improvements were needed to the underground food and beverage zone in order to secure vendors.
Meanwhile, the Meiji Yasuda Life Insurance Building district has seen an increase in visitors due to the free opening of the Meiji Life Insurance Building, an Important Cultural Property, and the opening of the Seikado Bunko Art Museum, and the food and beverage zone has been renovated to mark the 20th anniversary of the building's completion.
On the hardware side, there are many equipment restrictions depending on the age of the building, and with construction costs rising, a major challenge was how to create an area that would make it easy for tenants to open stores within the budget.

By taking on all aspects of [research analysis ~ planning ~ leasing ~ design ~ construction coordination ~ construction] all in one package, we have achieved seamless project implementation. By clearly targeting customers and distinguishing them from nearby competing facilities, we aimed to be a preferred facility.
On weekdays, it is mainly for workers, while on holidays it is mainly for visitors, creating a comfortable, relaxing space that is refined yet not formal.

We prepared multiple plans, examined each construction concern from an early stage, organized the pros and cons of the construction budget and schedule, and presented options to smoothly secure client approval.
During the planning phase, close communication with the general contractor and facility owner construction interior administration ensured smooth execution as planned throughout the construction period.
