Adding new color to the free and diverse town of Shimokitazawa
Through layered tenant leasing
Realizing the concept.
The concept is "unfinished." In Shimokitazawa, a town that is always incomplete and where diverse people and cultures mingle, we encourage new experiments and challenges that arise because of the incompleteness. A complex consisting of five blocks under the elevated tracks of the Keio Inokashira Line, which includes a commercial area with about 20 stores, mainly unique restaurants, and a workplace where you can work while being connected to the town.
From the initial project concept, we worked with the business operator and concept design company to bring the concept to life through tenant interviews and tenant leasing.
We approached each tenant by focusing on making the most of what makes Shimokitazawa unique and taking on new challenges that had never existed before.
As a result, the area has been designed to create a zone structure that brings together the unique personalities of each area, such as an "Asian and Ethnic Zone" that is bustling day and night, a "5-meter-high coffee lounge" that will serve as a local hangout space, and a "long-established bar" that has been loved in Shimokitazawa for many years.
POINT!
We created an idea for leasing the facility by visualizing what kind of facility would take root in the highly original town of Shimokitazawa and holding repeated discussions with business operators. In the MD plan and tenant mix, we envisioned the role of each section, envisioned the bustle and movement of people in each zone, and leased out the facility to each tenant.
Even though the coronavirus has had a major impact, we returned to the direction of our original plan and persevered in our leasing activities, attracting well-known local stores and popular ethnic restaurants from the Shimokitazawa area in particular.
