Designing from zero-based concept work,
From leasing to branding
Complete a coherent renewal plan.

This large-scale complex will be a lifestyle hub that combines living, working and visiting, with concept stores of around 660 to 999m2 on each floor, as well as showroom offices and a supermarket that provides cutting-edge information.

For the first major renovation since the hotel opened in 1994, the concept of "Social Living for Life Creators" was derived from identifying current issues and analyzing the business area and targets.

We formulated a leasing strategy after examining case studies that captured trends, the ideal combination of commercial and office space, and the direction of anchor tenants.

While providing environmental design and branding support according to the concept, he also worked on leasing activities in parallel, leading the creation of a facility in which concept, environmental design, and MD (tenant alignment) became a trinity.

POINT!

There has been no fundamental renovation in the 30 years since the facility opened, and times and surrounding development have changed significantly. Through an analysis of the facility's positioning, which has changed since it first opened, we conducted extensive discussions on the facility's future vision and the direction it should take.

In the midst of this, they identified an issue with the limited number of visitors and usage scenarios, despite the location being favorable for consumers and wealthy people with the values of the next generation, so they shifted their focus from creating a space with a department store as the center for special occasions to attracting customers on an everyday basis.

To ensure that even small commercial areas would see regular use, the mall fundamentally reviewed its target audience and usage scenarios, and came up with a plan to increase incentives for visitors other than shopping, such as working or staying, and succeeded in creating a "relaxed facility environment that is not typical of urban areas" centered around attracting a concept store of around 660 to 1000m2 in size.

Our company provided comprehensive support to the business owner, including future vision, MD and leasing plans, environmental design, logo creation, opening preparation follow-up, and communication strategy (key visual creation).
